A Full inspection is a vital step in purchasing a property. It is not a guarantee or warranty on the property, but rather an assessment of the condition of the property at the time of inspection. We guarantee, that the condition of systems, components and equipment is sampled and reviewed. Examples of such systems, components and equipment include, but may not be restricted to, window/door operation, hardware and screens, electrical receptacles, switches and lights, cabinet/countertop mounts and functions, insulation depth, mortar, masonry, paint and caulking integrity, roof covering materials, and examination of interior and exterior surfaces for signs of moisture ingress. All mechanical, electrical, plumbing, and other conditions are tested and inspected. A search for unwanted water entries or damages are checked and noted. Significant problems, such as unstable foundations or roofs, need labor and can be quite expensive, therefore a successful property inspection could help you avoid substantial repair costs. A Full inspection will show all findings, whether they are positive or negative.
You will receive a detailed electronic report which may consist of hyperlinks and photos with each condition highlighted from least severe to most severe requiring attention. We encourage you to save your report with hard copies available upon request. Once you receive your report, our services do not end there. A Walk-Through Inspection is a visual examination and inspection of a property typically conducted before move-in, during occupancy, or before closing a real estate transaction to ensure it is still in the same condition, no new damage has been done, and all fixtures included in the sale are still present. It helps identify any existing issues, necessary repairs, or compliance concerns. As you are looking at your potential real estate venture, we will check all major functions and structures of the property. This walk-through inspection comes with NO report, and it is usually provided at a reduced cost.
Is Thermal Imaging Worth it for a property Inspection? Thermal imaging inspection is a valuable tool that goes beyond the visual assessment. This technique can help with issues not visible to the naked eye. Thermal imaging can be useful in detecting electrical issues, water leaks, and insulation problems. Although, the efficiency of thermal imaging may seem enough for a throughout inspection, it cannot replace a full regular property inspection. Human intervention is needed for trustworthy and accurate results. However, thermal imaging in a property inspection can be an added win-win for all parties involved.
